How To Sell Your Home With Home Staging

Selling your home can be stressful – you are leaving an area you know, a home you have lived in possibly for years, and your future plans can depend on the successful sale of your home. A show day is an indispensable element in the home selling process, and it can really get to you at times if you don’t equip yourself with some valuable home staging tricks.

An ever more popular concept in the real estate business, home staging means whipping your home into shape so that it looks more attractive to potential clients. For that to happen you need to start looking at your home through a client’s eyes.

Inside the house go from room to room and check the following:

Light fittings should be clean and working
Patch and paint any holes in walls
Your house doesn’t look like a bad painting job done by a crazy artist, so an overall neutral color would be best;
There’s no furniture to stumble upon or clutter to make access throughout the house an exhausting adventure;
Clean thoroughly, making sure you get to all the corners you don’t normally reach
Steam clean carpets and rugs
Polish floors

Once you have reached the kitchen, check that your cupboards and cabinets are clean and in good order so you won’t get that mother-in-law-ish look from the buyer. Remove all contents from your bookcases and all appliances from your kitchen counter. You want your buyers focused on your house, not your private life, so take all personal photos or kids’ drawings away.

When you’ve made sure that the whole place is in apple-pie order you can start the make-up process. This stage represents the creation of a new and improved image of your house, you don’t have to actually make the place bigger or brighter, you just make it look so. Clients will certainly not want to see your favorite apron, more likely they will be distracted or even annoyed and their enthusiasm for the house curbed.

In general, soft fabrics such as wool, silk and satin give a welcoming feel to a house. Flowers and plants and other whatnots can be placed in a deliberate fashion to liven up the place. Try to avoid grouping them in even numbers.

If you want to attract attention to a specific feature, such as granite countertops in the kitchen, put a bowl of bright, shiny fruit or some colorful cookbooks on the counter. If you want your bathroom to have that five-star hotel air, you can always set some scented candles and potpourri around to give it a nice smell and top it with a basket of rolled towels and soaps. Make sure the towels are clean and fluffy too.

You may not like doing this but it is better if no pets are present in or around the house the day of the showing. Since there are people who are not particularly fond of pets, there should be no sign of them inside or outside the house.

A warmly scented home makes for a more welcoming one, and one of the secrets to achieving that is to put a few cinnamon sticks on a tray in the oven. Then warm them up a bit and let the oven door open for a while so that their scent is carried around throughout the entire house. Also, baked bread or freshly ground coffee are a good alternative in a kitchen.

When thinking of the name itself, you have the impression that home staging is all an act to trap people into purchasing your house. Whenever such a thought happens to cross your mind, just think of the way stores arrange their merchandise on the shelves or the way they decorate their windows inviting people to come in and buy their goods – this is exactly what home staging does in the real estate business. If you want to sell your house as quick as possible, you need to make it inviting for a wide range of people and in order to do that it is better that you give it a neutral rather than a more personal appearance. Home staging can make the difference between interested and buying.
